How do I find a rental home on the San Diego Rentals website?

Our rental homes are presented on the Find Rental page. When you find the home that is perfect for you, select the Apply now button at the bottom of the page.


What is the application process?

When we receive your contact you will receive an email with a link to the property you are interested in as well as a link to Submit Application. This application may be completed online.


May I complete the lease application without a Google account?

Yes. You may download the lease application and complete and sign using Adobe Reader and return by email or print and sign and return to us be regular mail, see Contact Us for our mailing address.


How do I complete the application online?

Follow these steps to complete this application.

  1. Select Submit Application on Home page.

  2. Complete all fields on all 3 pages.

  3. Click submit.

  4. Click the down arrow and select DocHub - View, Edit & Sign PDFs.

  5. Click the Sign button and follow prompts to sign the document.

  6. Click the down arrow in the upper, right corner and select Email as Attachment...

Am I required to put my social security number on the lease application?

No. You are not required to put any information on the lease application that you are not comfortable with. You may provide your social security number, or other personal information, via telephone, SMS text message or in person.


May I password protect the lease application?

Yes. You may provide the password via telephone, SMS text message or in person.


What is the application fee?

The application fee is $35 (requests to reduce or waive the application fee may be approved for applicants with special circumstances).


What documents are required along with the application?

No documents are required to be provided with the application. However, the following documents may be requested: 2 most recent pay stubs, a checking account statement for 2 months showing salary deposits that match the pay stubs, contact information to verify employment, references for both current and previous landlord and a copy of your credit report.


What income is required to have my application approved?

The monthly rent should be no more than 30% of your gross income for your application to be approved.


How can I get a copy of my credit report?

You may get a free copy of your credit report every 12 months from each credit reporting company (TransUnion, Equifax and Experian) from https://www.annualcreditreport.com/index.action.


May I have a pet?

Some pets are allowed. If you are applying for a room rental then pets are not allowed. If you are applying to stay in a condominium there may be specific rules set by the HOA that identify which pets are allowed. If you are renting a house or other complete unit then a dog is allowed. If a pet is allowed then an additional $200 security deposit is required along with an additional $25 per month in rent.


May I talk to the current tenant?

Please do not disturb the current tenant. If you would like to talk to a current tenant we are happy to coordinate, pending tenant's concurrence.


When will you know if the current tenant is going to move out?

We reach out to the tenant 60 days priors to the end of the lease and we typically get a response just a few days.


May I view the rental property?

Yes. Once we have an approved rental application on file we would be delighted to show you the rental property.


Can I view the rental property without completing a rental application?

If the rental property is occupied we do not show it without an approved rental application. If the rental property is vacant we are delighted to show it to you. This process is intended to provide added comfort to our current tenants.


May I preview the lease terms prior to submitting a rental application?

The lease template may be downloaded from the Online Forms - Lease page.


Once my application is approved will you automatically reserve the property for me?

Once your rental application is approved you need to provide a deposit to reserve the property. There are times when multiple applications are approved for a single property. In those cases the first deposit received will be selected to rent the property.


How much is the deposit to hold the property?

The deposit to hold the property is equal to 1 month's rent. One you move in the deposit is rolled over to become the security deposit.


Is the deposit refundable?

The deposit is not refundable. Once the deposit is received the property is no longer advertised or shown to other perspective tenants.


May I pay the deposit in person?

Yes, payments in person are accepted with cash, cashier's check and personal check.


May I pay the deposit by EFT?

Yes, the deposit may be paid by Electronic Funds Transfer (EFT). Please contact us at payments@SanDiegoRentals.biz for our bank's ABA and account numbers. We do not charge a fee to receive an EFT. However, if you bank charges you a fee to send an EFT you are responsible for that fee.


May I pay the deposit by wire?

Yes, the deposit may be paid by wire. Please contact us at payments@SanDiegoRentals.biz for our bank account information. We do not charge a fee to receive a wire. However, if you bank charges you a fee to send a wire you are responsible for that fee.


May I pay the deposit using online and mobile services?

Yes, the deposit may be paid using online and mobile services but the service must be added to our approved list. please contact us at payments@SanDiegoRentals.biz to approve a new payment service.


Which online payment services are available for making payments?

The following services may be accessed from a computer, AppStore or Google play and are on our approved list for making online payments for tenants that are in good standing. Tenants that have received an eviction notice are not authorized to make digital payments.

    • Account set up: User your bank's smart phone app or web based login.

    • Make payments using an email address. Each rental unit has a unique email so please request the appropriate email address for your unit.

Do I have to sign a lease?

All tenants must sign a lease but there is no minimum lease term. However, the monthly rent is typically higher for terms shorter than 1 year.


May I sign a lease if I cannot view the rental unit in person?

Yes. We have worked with tenants from across the globe and many of them are unable to view the rental units in person prior to signing a lease.


Who do I contact if I have a problem with my rental unit?

All tenants are provided with a phone number to resolve rental issues. You may contact us by phone, email or regular mail, see Contact Us for email and mailing address.


May I terminate the lease early?

Yes. The lease may be terminated early. There is a $250 fee for early termination, unless otherwise stated in your lease, and the tenant may be responsible for up to 2 months of rent. The landlord will attempt to find a new tenant and the current tenant will not be responsible for future rent once a new tenant moves in. With proper notice and good coordination it is possible to have a new tenant move-in concurrently with the current tenant moving out, in which case the current tenant is only responsible for rent up to the day they move out and the early termination fee.


When do I pay the early termination fee?

The early termination fee is paid simultaneously with notice to terminate the lease. Once the early termination fee is paid the landlord will advertise the property and attempt to find a new tenant.


Are there special lease termination provisions for U.S. Military service member that have official orders?

Yes. If the orders are presented to the landlord within 72-hours there is no early termination fee and the tenant is not responsible for any rent. The landlord must be able to verify the orders with the tenant's command.


Who do I contact to provide notice to move-out?

You may contact us using email or through direct mail. See the Contact Us page for current contact information. We will contact you within 72-hours to make arrangements for move-out.


How much notice do I have to provide to move-out?

Our lease requires the tenant to provide 30-days notice prior to vacating.


What happens if I provide less than 30-day notice to vacate?

The tenant is responsible for rent payments throughout the lease and also for 30-days after notice to vacate. If the tenant vacates prior to the 30-days they may be required to pay rent even though they are not living there. Once we are notified that you plan to vacate we will advertise the property and work diligently to ensure that a new tenant moves in as soon as possible. Once a new tenant is paying rent the previous tenant is no longer responsible for future rent payments (we never charge 2 tenants for rent for the same time period).


When will my security deposit be returned to me?

Security deposit refunds are provided by check to your forwarding address within 21 days of your move-out date.


Will my entire security deposit be returned to me?

It is our goal that 100% of all security deposits be refunded. We offer a walk-through inspection with the tenant prior to the move-out date so that you will know about any possible deductions prior to moving out.


May I use my security deposit to pay the last month's rent?

No, the security deposit is to be reserved to repair damages to the property.
